PROCESS

STEP 1 — INITIAL CONTACT

  1. Understand the current situation, owner's requirements and budget

  2. Understand the owner's preferred style

  3. Explain the design process

  4. Explain the payment method for design fee, construction fee and construction management fee

(1ST WEEK)

STEP 2 — SIGN DESIGN CONTRACT

  1. Sign design contract

  2. Pay design fee deposit

(1ST WEEK)

STEP 3 — ON-SITE MEASUREMENT

  1. Conduct actual on-site measurement and photography

  2. For new or pre-sale units, provide electronic files

(2ND WEEK)

STEP 4 — DISCUSSION & CONFIRMATION OF FLOOR PLAN

  1. Determine design style and preliminary floor plan based on owner's requirements

  2. Provide floor plan and explain/discuss

  3. Preliminary selection of building materials and explanation of prices and characteristics

STEP 5 — RENDERING & DETAIL DISCUSSION

(2ND WEEK)

  1. Provide 3D rendering (SketchUp)

  2. Preliminary construction budget estimation

  3. Adjust design according to budget (including revising floor plan and 3D rendering)

(3RD - 6TH WEEK)

STEP 6 — CONFIRMATION OF CONSTRUCTION DRAWINGS

STEP 7 — DESIGN COMPLETION

  1. Delivery to owner upon confirmation of all drawing accuracy

  2. Owner pays remaining design fee

  1. Provide detailed plan, section and elevation drawings

  2. Provide wiring diagrams for water, electricity, air conditioning, lighting, switches, outlets, ceiling designs, etc.

  3. Select and annotate building materials, colors, styles according to construction drawing instructions

(7TH - 9TH WEEK)

STEP 8 — CONFIRM CONSTRUCTION CONTRACT

STEP 9 — CONSTRUCTION WORK

  1. Conduct construction according to design drawings and schedule, collect staged payments according to contract

  2. On-site supervision and reporting of construction progress to owner

  3. Selection of lighting fixtures, furnishings, furniture, curtains etc.

  1. Finalize construction quotation

  2. Sign construction contract

  3. Coordinate, contact and arrange construction schedule for engaged contractors

  4. Confirm commencement of work

(10TH WEEK)

(11TH - 19TH WEEK)

STEP 10 — COMPLETION & INSPECTION

  1. Owner inspection and handover of unit

  2. Collect remaining construction fee

  3. Arrangement of artwork and professional photography of completed unit

(19TH - 20TH WEEK)

STEP 11 — AFTER-SALES SERVICE

  1. Comprehensive after-sales service and one-year construction warranty

  2. One-year warranty as per contract
